We are therefore able to offer comprehensive pre-sale and pre-purchase reports to help provide confidence when selling or purchasing your most valuable asset.
Pre Purchase Reports
You can expect the survey to cover the following:
Subfloor Inspection
This will cover relative ground condition, plumbing & electrical services, ventilation, the condition of the piles, bearers, joists, flooring and their connections, along with insulation.
Internal Inspection
This covers the relative level of the floor, testing of electrical points for reverse polarity and faulty earths, moisture check using non-invasive moisture meter around external windows, doors, showers and other wet areas. Non-invasive inspection for borer, testing of built in appliances, checking of fixtures, doors, windows, hardware, taps, vanities, toilets and hot water supply.
Roof Space Inspection
This includes, the quality and presence of insulation, presence of vermin/borer, checking of the underside of roof for leaks, electrical, plumbing, testing any DVS / HRV systems and presence and functionality of ventilation systems from bathrooms and rangehoods.
Roof Inspection
This covers the general condition of the roofing material, its fixings, gutters (including internal gutters), chimneys, valleys, downpipes and flues.
Thermal Imaging
Our report will include comments on possible issues in relation to water ingress or leaking pipes that are detected while on site.
Exterior Inspection
This includes comment on the condition of the cladding, soffits, fascia and barge boards, windows, flashings, gulley traps, hose taps, decking, hard surfaces, steps and stairs. We are also able to include drone footage in our reporting, if required
General Site inspection
We will be checking and reporting on the general condition of services, landscaping, fencing, letterbox, clothesline and any outbuildings.
Pre-sale reports
Our pre-sale report covers the same areas as our pre-purchase inspection report, with the view to highlighting areas that require attention that could possibly be identified in a prospective buyer’s survey report. Get ahead of the sale and rectify any faults before they can be raised as an issue.
Healthy Homes Assessment
Our survey will cover all aspects of the new rental standards and will identify all areas of compliance with Healthy Homes, along with areas where compliance falls short.
Our survey will include comment on heating, insulation, smoke alarms, ventilation, drainage, moisture concerns and draught mitigation
We are also able to arrange any remediation work that may be required.
Earthquake Resilience Surveys
From our experience in conducting building surveys for earthquake claims in Christchurch we are able to identify areas of the structure which may become problematic or
hazardous in an earthquake.
